Question / Issue
How do I process a single tenant payment check for rent and a security deposit?

Answer / Solution

Since it is very common to have separate bank accounts for Operating and Security Deposit funds it is necessary to handle payments made to both accounts, from a single check, differently than if the check were to be applied to one bank account. There are two options when processing these tenant payments:

Method #1

1. Process the entire check in one tenant payment.

2. Then make a Misc. Bank Transaction to move the security deposit portion of the payment from the Operating Account (default is chart account number 1000) in to a 'clearing account' (would need to be setup prior to the transaction*).

3. Then create another Misc. Bank Transaction to enter the funds into the the Security Deposit account (default is chart account number 1030). This process is now complete.

Method #2

1.  Process the tenant payment as two separate payments

2. Apply one payment to the Operating Account for the rent charge

3. Apply the second payment to the Security Deposit Account for the security deposit charge. This process is now complete.
